Term Definition
ChargesCompanies can charge for financial services in different ways, some more straightforward than others. Many lenders or brokers require up-front fees, often before they begin any work on your project. At Capital Sources Group, we pride ourselves with a strategy of not charging upfront fees, and we only accept projects we believe can be funded.
 
ClosingThe meeting between the buyer, seller and lender where the property and funds legally change hands. Also referred to as "settlement".
 
Closing CostsThe cost and fees associated with the official change in ownership of the property and with obtaining the mortgage.
 
Commercial ConduitA direct link to an institutional lending source.
 
Commercial Lendera group or entity that lends money or capital to individuals, or principals of businesses as a function of their primary operation. Capital Sources Group has direct contact and strong relationships with many commercial lenders, especially in the United States; however, also in Europe and the Asia-Pacific regions.
 
Commercial Loana loan typically used to finance inventory or operations of a business. Commercial loans are the specialty of Capital Sources Group. A short-term, often renewable loan used to finance a company's immediate working capital needs. Capital Sources Group focuses on commercial loans, and has a national reputation in arranging sources for commercial loans that banks find difficult.
 
Commercial Loan UnsecuredA commercial loan may be obtained in an unsecured fashion, (meaning the loan is not supported by real estate or commercial property) if the present cashflow from business is rated substantial enough to provide funds through the amortization or the principals seeking the unsecured commercial loan have a credit-worthiness able to effect the loan requested. In many instances, an example of an unsecured commercial loan is one for medical practices seeking new growth or a professional starting out on their business model. Unsecured loans, although difficult, are not impossible with appropriate pre-financing planning.
 
Commercial Property LoanA commercial property loan is structuring funding or financing for a new or existing business, situated on land owned by the business.
 
Comparative Market AnalysisAn estimate of the value of a property based on an analysis of sales of properties with similar characteristics.
 
Compound interestCompound interest is interest earned on interest and makes a huge difference to the value of long term savings. Say you've invested $100, which is earning 10% interest each year. Year 1, you earn 10% on $100 = $110 Year 2, instead of earning another 10% on your $100, you earn 10% on $110 = $121 Year 3, you earn 10% on $121 = $133.10 And so on, so longer you leave it, the more you benefit from compounding.
